So you’ve decided it is time to move on from your family or investment property and you want to list your property for sale. Obviously you want to achieve the highest sale price and gain the return on your investment. So how do you list your property for sale and at the same time achieve a successful sale at the right price? Engage the services of a licensed Real Estate Agent.

Prior to the appointment of a Real Estate Agent to sell your property, you want to complete your own research on the company they work for and their professional experience in the Real Estate Industry. You can ask for recommendations from family and friends, make enquiries through clubs or network groups you are involved in, contact the Real Estate Institute of Queensland directly, or complete a search through Google and check out negative and positive reviews.

Obtain market appraisals from local Agents in your area, and request these market appraisals to be in writing. A good Agent should include a marketing plan for the sale of your property (including expected advertising costs), data on recent sales in the area, and a strategy on the sale process of your property plus an expected time frame together with the amount of commission payable upon achieving a successful sale. Plus advice on whether you sell at auction or use the traditional sale process.

Once you have decided on the Agent to sell your property, you will need to sign the appropriate listing authority with the Agent.

The upside of using a licensed Agent is you have more of a chance at achieving a sale of your property faster and closer to the asking price. The Agent has a data base of previous clients, and they use marketing methods that give your property greater exposure to a wider audience. Plus they work with professional interior designers and photographers that give your property the wow factor.

Yes it is going to cost you in commission, but you pay for what you get. If you are looking to achieve a quicker sale of your property at the right price, then engaging the services of a professional Real Estate Agent is the way to go.

Another upside to engaging the services of an Agent is people are screened at open homes giving you peace of mind regarding the security of your property.

If you choose to sell your property privately in Queensland and do manage a sale, you will need to engage the services of a conveyancer, property lawyer or property solicitor to prepare the contract as it will be your responsibility to present the contract on the terms and conditions as negotiated with the buyers. Factor in the additional expense for your conveyance to complete the contract.
